The
Village of University Park Building
Department
The
University Park Fire Department
is also responsible for the functions
of the Building Department. Following
is a summary of building requirements
adopted by the Village.
Building Permit Required
In
addition to all new construction,
an Application for Building Permit
is required for the following
installations or repairs.

- Roofing
- Driveways
- Deck / Porch
- Pool
- Sheds / Garages
- Electrical Work
- Plumbing Work - Sewer

There
are some amendments that have
been made to these codes; the
builder should refer to the latest
copy of the Zoning Ordinances
available at the Village Hall.
Sewer and Water Connections
Water
and sewer are provided by Aqua
of Illinois Water Company which
is a private company. Their phone
number is (800) 851-1305.
Plans Required
1:
A plat of survey showing proposed
setbacks (front, sides and rear)
and the top of foundation
elevations.
2:
Plan showing setbacks and top
of foundations for existing adjacent
buildings.
3: Construction plans showing
the floor layout, side elevations,
and basic electrical, plumbing
and mechanical layout.
All
submitted plans must be stamped
and signed by an Illinois licensed
engineer or architect.
Licensing of Sub-Contractors
The
following sub-contractors must
be licensed within the Village
of University Park:
Excavator, Concrete, Carpenters,
Electrician, Plumber, Mechanical,
Roofer, Drywall Installer, Asphalt
Permit Costs
All
associated fees are listed in
Section 1274-13 of the Planning
and Zoning Code and Section 1440-01
of the Building and Housing Code.
Hours of Construction
Monday
– Saturday 7a.m.through 10p.m.
Sunday
10a.m. through 6p.m.
Required Inspections
All
inspections require at least a
24 hour notice. Inspections should
be scheduled by calling Debbie
Stroud in the Bureau of Inspectional
Services at (708) 235-4818 during
normal business hours. The following
are mandatory required inspections:
1.
Pouring
of concrete for footings, foundations,
or floor slabs.
2.
Underground
piping for sewer, water or electrical.
3.
Before
backfilling against foundation
walls.
4.
When
rough framing is completed.
5.
After
the installation of insulation
and before drywall.
6.
When
electrical service is ready for
connection.
7.
When
rough electrical service is completed.
8.
Underground
plumbing.
9.
When
rough plumbing is completed.
10.
When
rough mechanical is completed.
11.
Final
inspection before occupancy (Includes:
Electrical, Mechanical, Plumbing
and Building). This inspection requires at least 48hours notice
Requirements for an Occupancy Permit
1:
Construction must meet the requirements
of the plans as submitted.
2:
Sidewalks (where required) are
installed.
3:
Driveway / parking areas are paved
as required.
4:
Landscaping is installed as required.
5:
All utilities are installed underground
as required.
Escrow Amounts
The
Village realizes that due to weather
and other factors that some of
the above improvements may not
be possible at the time of the
Final Occupancy Inspection. An
escrow can be established with
the Village in order to insure
that the work is completed in
a timely fashion. These amounts
are set by the Village and are
subject to change at the Village’s
discretion.
